Q. Who collects the rent?

A. We do. Plus, we will send your proceeds immediately. We send a statement by the 10th of each month.

Q. Who pays the mortgage and other monthly bills?

A. We do. Your account can be set up to meet your specific needs. We can make some or all of your monthly payments.

Q. What happens if the tenant doesn't pay the rent timely?

A. We notify the owner immediately. Then we will follow the legal guidelines, informing the tenant to pay the rent within 5 days or eviction procendures will commence. We continue to follow through until the tenant either pays or leaves.

Q. Who will arrange for a workman to make a repair?

A. We will. Tenants will call us if and when they have a problem. You will be notified if the cost is over a prearranged amount set by you.

Q. What will happen if there is an emergency?

A. We are on 24 hour call, 7 days a week for emergencies.

Q. Can I be sure you are hiring qualified repairmen?

A. We use only licensed, experienced repairmen, whose references we have checked and that we can rely on as well as our own experienced Maintenance Department.

Q. Will there be reqular inspections of my property?

A. Yes, we make inspections. The initial inspection is about 90 days into the term of the lease. Depending on the outcome of the first inspection, we would then inspect about 60 days prior to the end of the lease. A written report will be sent to you after each of these visits. We also make regular drive-by inspections to check on the general maintenance to the exterior of the property.
